IronWorks of Mishawaka is intended to be a city within a city. Indeed, it is an expansion of the downtown with a new river lifestyle where people can conveniently live, work, shop and play—all within walking distance. The 43-acre IronWorks development is located on the former Uniroyal site. The City of Mishawaka demolished the industrial complex, allowing this brownfield site along the St. Joseph River to be planned and developed into a proposed urban village of mixed use development.

The Developer and the City of Mishawaka have formed a Public-Private Partnership with the intention of involving the citizens of Mishawaka as the “shareholders” who will reap the “dividends” of the city’s Smart Growth. Both entities are committed long-term to this shared vision.

Lehman & Lehman played an integral role in the strategic planning stage of the overall conceptual development plan through coordinating all design disciplines, including engineers, architects, surveyors, and market analysts. Through their combined efforts, Lehman & Lehman, along with the development team, was able to plan and design the overall conceptual development plan. The master plan included illustrations and renderings, as well as 3-D modeling and aerial fly-throughs. Lehman & Lehman remains involved as strategic master planners and designers in the developmental implementation.
